What are the duties of JMB?
The duties of JMB are as below:
a) Maintain the common property and keep it in good serviceable repair;
b) Determine an impose charges for maintenance of common property;
c) Insure the building;
d) Comply with notices and orders by local authorities;
e) Prepare and maintain a register of all purchasers;
f) Ensure that the Building Maintenance fund is audited and provide financial statement to purchasers;
g) Enforce House Rules;
h) Consists of 5 to 12 elected purchasers and developer;
JMC also line their pockets if the chairman and commitee are allowed to overstay.
thanks for reply…actually i also really confuse about the categorize of apartment that constructed in Malaysia? I mean apartment could be divided into many categorizes such as low-cost, medium low-cost,etc….
How to set up a JMB ?
Hello, Does anyone know how can I “force” the developer to speed up the formation of JMB? I read from somewhere that, there is a law stated that, JMB must be formed within 12 months of VC date. We are already 1.5 years, but the developer keep delaying it. Is there an organization that we can appeal on this? Please if anyone could share some information. Thanks!
Hello there ! Go through a corrupted management company. They will teach the JMC how to put pressures on the developer to hand over the management of the apartment to the JMC formed by elected committee. Once this is done the JMC with the property management company will become corrupted. They will increase maintenance and sinking fund fees and start spending the apartment owners’ money on mega projects to collect commission for their own pockets. Are you interested to be the chairman of the JMC?

Adakah pihak Jawatankuasa JMB yang terlantik punya sebarang kuasa membuka perbincangan dengan mana-mana pihak pemaju perumahan untuk menjual unit rumah pangsa dan unit kedai kepunyaan penghuni sesebuah flat diluar pengetahuan penghuni berkenaan. Persoalannya adakah perkara ini termaktub dibawah mana-mana seksyen kepada Establishment of a JMB. Ianya sedang berlaku. Mohon pencerahan.

I could like to call an EGM to overrule current jmb members, together with a quarter of purchasers. May I know what is the detailed procedure? and if i may ask a sample of letter to collect all our signatures?
Is it illegal to have conflict of interest if one of the jmb members give contract/business to his wife’s company?
